Pricing
We don’t give ballpark quotes. Every project gets a written scope with line-item pricing based on the actual work required. Here’s what goes into that number.
Total square footage of walls, trim, ceilings, and exterior surfaces. Measured during the consultation.
The condition of existing surfaces drives prep time. Peeling paint, nail pops, caulk failure, and wood repair all add scope — and they can't be skipped.
Different materials require different systems. A home with fiber cement, wood trim, and masonry needs three primer systems — not one.
Premium lines like Emerald and Cashmere cost more than builder-grade — but they cover better, last longer, and look noticeably different.
Dark-to-light color changes, bare substrates, and high-traffic surfaces often need additional coats. We specify this upfront.
Occupied homes, delicate landscaping, and complex trim details require more masking and protection time.
These are general ranges for our area. Your actual price depends on the six factors above. We provide exact pricing after the consultation.
A price without seeing the surfaces is a guess — and guesses lead to change orders, skipped prep, or both. A 15-minute video consultation lets us assess your project accurately so the price you get is the price you pay.
